How it works
Enter your home’s value and your local property tax rate to see what you will owe each year, what that works out to per month, and the tax per $100 of value. If your area offers a homestead or other exemption, add it — it comes off the value before the tax is calculated.

How the math works
Property tax is charged on your home’s taxable value — the market value minus any exemptions — multiplied by your local rate: annual tax = (home value − exemption) × rate. Divide the annual tax by 12 for the monthly amount a lender typically collects in escrow, and the tax per $100 is the annual tax spread across each $100 of taxable value.
Everyday uses
- Buying a home: estimate the tax line inside your monthly escrow payment before you make an offer.
- Comparing areas: see what the same house would cost per year in a high-tax state like New Jersey versus a low-tax state like Hawaii.
- Checking your bill: run a quick sanity check on your assessment before deciding whether a tax appeal is worth filing.
Frequently asked questions
What is an “effective” property tax rate? It is the tax you actually pay divided by your home’s market value. States are often compared this way because official rates apply to assessed values, which can be lower than the market value.
What is a homestead exemption? A reduction in your home’s taxable value for your primary residence. Many states and counties offer one — some are a flat dollar amount, others a percentage of the value — and you usually have to apply for it once.
Will my lender collect this tax monthly? Usually yes. Most mortgage payments include an escrow portion for property tax and insurance, which is why the monthly figure matters even though the tax bill itself is annual.
